The Rise - Titirangi Town Centre

Adjacent to The Rise is Lopdell House, a Category I-listed heritage building with a proud history dating back to 1930.  With an ornately emphasised horizontal architectural form, Lopdell House is a landmark of Titirangi’s cultural landscape. 

The Panel played a critical role in ensuring that the design of The Rise: 

• Paid homage to Lopdell House through a modern reinterpretation of its prominent corner. 
• Incorporated horizontal cladding elements in dark grey tones to reflect the form and aesthetic of the heritage building. 
• Achieved a sensitive scale transition between the heritage structure and the single-storey buildings typical of the village. 

These design elements ensured a respectful dialogue between the historic and contemporary, enriching the identity of this heritage corner. 

Situated within a significant ecological area, the design of The Rise prioritizes harmony with the natural environment. Guided by the Panel’s input, the development incorporated strategies to retain and celebrate existing features while enhancing ecological value. 

Key outcomes: 

• Ngā Rākau (trees): Mature oak trees on-site were preserved, maintaining their contribution to the village’s identity. 
• Ngā Tipu Māori (native vegetation): New plantings of ngahere (native flora) along South Titirangi Road enrich the natural interface between the site and its surroundings. 
• Ārai Kākāriki (green screen): A planted screen along the carpark frontage softens the built form while allowing light and ventilation, achieving a balance between function and aesthetics. 

Situated atop a ridge with a natural slope, the site required careful attention to its āhua whenua (topography) and compliance with the aronga o te pae maunga. The Panel’s guidance was instrumental in creating a design that: 

• Aligned ground-floor retail spaces with the slope of South Titirangi Road, creating an inviting and cohesive pedestrian experience. 
• Used stepped levels to integrate seamlessly with the natural gradient, enhancing the streetscape. 
• Activated the pedestrian frontage to encourage community interaction and foster mahi tahi (collaboration) between the built and natural environments. 

The Panel provided critical feedback on the initial façade design, ensuring it aligned with Titirangi’s village character and the building’s intended purpose. They highlighted the importance of simplicity and legibility, resulting in significant refinements: 

• A simplified palette of colours and materials that reflects the natural tones of the surrounding landscape. 
• A clear visual distinction between ground-floor retail spaces and upper-floor offices, enhancing functionality and aesthetic appeal. 
• A welcoming and vibrant pedestrian frontage that enriches the public realm. 

The Rise stands as a testament to how thoughtful design—guided by the expertise of the Auckland Urban Design Panel—can create a harmonious balance between nature, heritage, and modernity. By weaving together ecological sensitivity, cultural respect, and functionality, The Rise enhances Titirangi Village’s identity, offering a benchmark for sustainable and culturally attuned urban development.
