Above ground parking Print

Above-ground parking refers to parking that is elevated above the ground floor of a building. It can be at level one, or higher, and extend over multiple floors. The key element is that the parking does not occupy the ground level.

Providing for above-ground parking allows for an active ground floor at street level. It can also be more cost-effective than building basement car parking and can be a solution where basement parking is unachievable i.e. where a site has a rock subsurface or high water table.

Where parking will be provided above-ground level consideration of the facade is critical, large, blank facades facing the street should be avoided. A balance will also need to be struck between allowing ventilation to the car parking area whilst ensuring it is sufficiently screened from public view.

Neighbourhood guidance

Parking above ground level can be suitable on built-up urban sites or lower density sites where built form permits.

Site guidance

The façade treatment of parking levels must be carefully considered to provide an attractive frontage to public areas and ensure parking levels read as part of the overall architectural form of a building.

Locate vehicle entrance ramps to above-ground parking so that disruption to traffic, cyclists and pedestrians is kept to a minimum i.e. via a side street rather than a main road.
